What are you seeing now?

Things have slowed substantially in past month. Guessing more than seasonal another leg down ahead of spring 2026 buying season coming. No one is even looking on remodel I finished couple months ago back on market for three weeks. Had under contract immediately we were a week from closing deal fell through buyer lied on application about how long he had been on his present job ( apparently only a couple of months).

Most investors have left the game in recent months. Few bidders left not bidding aggressively anymore. Not sure exactly why but guessing many have inventory piling on also seeing prices are falling. Some just burned out for whatever reason. Good time to do that ending of Shawshank Redemption in Cabo or Siesta Key while the chips have value IMHO.....

Still very few foreclosures go to sale. But should start changing next year?

How are you doing? Retire to Yeehaw Junction yet lol??
