Hi guys - jumping in here. I have a small RE portfolio that I am working to develop. Most recently added a 4-unit earlier this year in a fairly large east coast/mid Atlantic city.

EKS - any specific areas within TX you like? That's been a place I have been considering as well.

One thing I am focused on right now - and I know it isn't for everyone - is to ensure a portion of my rent is "guaranteed," i.e. subsidized by the government. Yes this means dealing with section 8 tenants, though in my experience I have found them to be no more or less demanding than a market rate tenant. The idea being that if or when we have a crash/pullback in RE, I will have steady cashflows which will allow me to expand.

I am currently considering where to target for expansion, so would be interested to hear your thoughts on TX. Would also be interested in hearing thoughts on FL, as I have ties to both states.
