The ratio sure changes over a cycle and by property types. In many areas of Florida land was as little as 10% of value only five years ago. Now in the built up southern part it is getting as bad as SoCal.

I bet the income approach on investment property is thrown out the window by many appraisers these days since sometimes the rents don't even cover operating expense so cap rates are meaningless kind of like those nonexistent earnings during the dotcom days <g>
