Thanks JimBob, Feels like recession to me. I have been finding it hard to buy the "new bull" arguments. Many of the techs are still highly valued, even though their prices have plunged....earnings have plunged even more. I think housing, at least out west here, has stayed fairly strong......rates have ticked back up, I'm sure that has accounted for a lot of the drop in applications, most that are going to refinance, have already done it. This summer shapes up to be a nasty time in the market, I feel. Hope you had a good weekend and rested and ready to get back after it. Scott
