In the end buying way below replacement cost and at high cap rates works out very well...considering the gift of these very low interest rates really makes the numbers work

Of course few talk about this. Everyone so set on getting rich in the boom or profiting on the crash in bubble market residential markets.


indeed...

i say what's the fuzzzzzzzzz? a gift by with blessings by the maestro himself... take it, wrap it, run with it.... and never sell.... (so taxes don't get paid)

does that mean you have to be a big fat PIG (like politicians) and abandon financial common sense? of course not.

be conservative operate with safe margins and the gift will truly make up for one's discipline in the years to come...

the way to make good money is at the time of the purchase, the rest, is like trading with 'hope and prayer'...

crash.... bubble.... the more thay talk about it, the more unlikely becomes....

it is almost laughable how they watch every move and every price as if it was the stock market.... LOL !
