For me, just Greece. There are some excellent bargains in France.

Firends of mine have been snapping up apartments in Nice & Cannes.

Example - 3 bed apartment with view of Cannes festival house and a couple of blocks back from the sea front for well under $200,000. Rents for $3000 per week during film festival, porno film festival and a couple of other high profile events. Still rents well for rest of year. I sat on the balcony in January and was warm enough not to need a shirt, but at night you need a jacket.

You can also look at farmhouses near the Southern tip of Spain in the region of $10,000, walking distance from beach. But these need serious renovation at this price.
