How is your calculator able to predict where sale prices and interest rates are going to be at year end? That's a really neat trick and I would like to get one for my own use! ;)

There is one real interesting side effect of your argument, which I do not necessarily disagree with. Total cost to the buyer (house cost + total interest) stays the same. For the seller, his greed means a hefty chunk of what used to be his proceeds now goes to the bank.

Last one to lower his price... gets reamed.
