Actually have an AA from El Camino.

This is a lower middle class blue collar area that supports LAX.

It may be 5 miles from the ocean, but a half million bucks for a 1300 sq ft stucco, 60's flat is insane.

Of course by definition if someone will pay it it is worth it.
