sf, wrt housing, imho, the best scenario is to buy low, hold and enjoy the house. i didn't buy low just over 3 years ago, however, i didn't buy high, either. prices have appreciated where i live in line with what you listed - it is nuts. i have friends wanting homes and i suggested they save their money like mad for 3 years and check the market then.
