No wonder I ended up coming closest to agreeing with Thomas Sowell's opinions in that test you linked last year.. He's very astute and this is something I've understood for years. Not only does local, county and state building restrictions prohibit development, but the fact that land is not being made any longer (except on the big island -gg-) greatly contributes to the cost of a home.

Other factors come into play, like having utilities, proper sewer systems and potable water, but I think mitigation is the largest factor in limiting development where bureaucracy is strongest.

These factors are forcing individuals and corporations further away from employment centers and cities into areas that used to be called the netherlands........places that otherwise would have been passed over as being too far, but which are now affordable enough for first and second time home buyers.

This is where we made our stand when we bought land and built our house 29 years ago. Its biggest draw was its affordability and lack of restrictions.
