Its hardware, chips and stuff. We haven't seen it in software YET, software is the same as last month... just flat no recovery but no falloff either. I'm not sure if there will be a correlation between harware and software here, either. The amazing thing is what Dell is managing to achieve in this climate. BTW I'm only a silicon valley housing super-bear. I don't know about the rest of the country but one thing is for sure.... we have the stupidest RE agents (buy NOW before things expode to the upside again... yadda yadda) L
