Dell to build repair center (from 7/03/99)

Dell Computer Corp. plans to build a computer parts
and repair center in Nashville in addition to the
factory and technical support operations previously
announced, The Tennessean has learned.

The "American Service Logistics Facility" will employ
some 75 people and probably will be located on 35
acres near Briley Parkway in the BNA Corporate
Center, which is owned by the Metro Nashville
Airport Authority.

"We feel this is a strong indication of our desire to be
a partner and to work with the community in a very
positive way," said Kip Thompson, Dell's vice
president for real estate.

Dell is evaluating the land and will decide whether to
choose that location within a month, Thompson said.

The site is not part of land previously set aside for
Dell. However, under terms of the incentives offered
to Dell, the company can choose other land and swap
it for the set-aside land. This allows the swapped land
to qualify for the 40-year, 100% property tax break
for Dell.

Thompson said Dell presumably would get the tax
break on the repair center location.

The airport authority board last month approved
Dell's request to lease the land. It will be leased at fair
market value, which will be determined by an
appraisal and survey, said airport authority
spokeswoman Carole Willis. The lease must be
approved by the Federal Aviation Administration.

Dell wants to build a 450,000-square-foot building, a
370,000-square-foot loading dock area and a
700,000-square-foot parking lot.

The facility will ship out replacement parts and will do
repair work, Thompson said.

Dell is working with Metro on the plans. Thompson
said an agreement has not been reached yet on
whether the repair center building will be part of a
bond package for Dell.

Under the incentive agreement Mayor Phil Bredesen
negotiated with Dell, the buildings will be financed
through a Metro Industrial Development Board bond
issue. Dell will pay off the debt.
