Jerry,

Thanks for your insights and information.
And thanks again for selling the he** out of the product.

Here's an employee's perspective on the construction:

1) The single most important thing the San Jose facility will do, in my opinion, is help Novell retain our current talent and recruit new talent. With all the options available to engineers in San Jose, comparisons are easy and come often.

2) The San Jose presence is spread across six buildings ... an environment that discourages teamwork and collaboration (especially on rainy days).

3) There's no cafeteria (I think we have three or four in Utah). Every toilet does, however, come with it's own plunger.

4) There's no exercize facility (the Orem [former WP] campus has a nice place to work up a sweat).

5) Someone did the math that showed, bottom line, that building a new facility on property we already own will save money over the long run. (Leasing property in San Jose isn't cheap).

6) You can't go wrong building on this parcel. It's 1/2 mile from airport, less than that from 101 into San Francisco, and on the same street as San Jose's commuter rail.

On the Utah development ...

1) The Orem campus is a bit posh. It leases well. Current leasors (that I've heard about) include Corel, Intel, Sundance, Matrixx Marketing, and Novonyx.

2) It's spread across 13 buildings. Cross country skiiers are the only ones who do much colloberating in the winter months. On the other hand, the leasors like having their own buildings.

3) The Provo buildings are connected by enclosed breezeways.

4) The Provo facility is less "posh" and easier/less expensive to maintain.

5) The State of Utah is working on a new freeway (I-15) off ramp that will exit into the heart of the Provo campus.

Anyway, I hope this perspective helps those on this thread see the construction from another angle.

Kevin (My opinions are my own).
