Melinda, I'm really glad I'm not boring you. As for acreage there making me rich. I don't think so. But it may not lose much value as the boomers start to retire in about 12 years & more housing stock becomes available with less younger folks to buy. Plus that garlic perq. What's in Carmel that doesn't require money to enjoy? Bruce
