I made the mistake 15 months ago when a leaking roof in Tahoe brought a contractor for repairs and we did an extensive remodel which we planned to pay for after the fact with a refinance. Used cheap credit card money for payments, even my banker said it's the way to go at the time, she agreed with me that rates should be coming down.

By the time the remodel was done, 11 months later, the sky had fallen. Now we'll wait and see if the banks will ease the restrictions on investment real estate. I have plenty of equity, though not as much as I had a few years ago, but that, and the fact that I've never missed a payment doesn't seem to matter, they have rules and I'm outside their rules. To many houses.
