HI Steve,

Good advice I've have HCP on my Seeking Alpha list of stocks to watch.

I have no REIT's and I like the declining stock price - the result of a story while earnings still are growing.

Hoping to sell some puts on it with the idea of buying it lower.

I'll watch and take my time on this one.
