Frank, it is surprising that your business is so quiet. What we seem to be seeing is a general slowdown. On today's news they said that San Francisco office space is 25% vacant. In Silicon Valley over 28% of office space is vacant. Vacancy rates do not seem to be reversing yet but the realtor said he hopes that business will pick up later in 2003 so that companies will start looking for space again.
