You are ABSOLUTELY correct.

(And, I see NO GOOD REASON why the government should *encourage* DEBT over any other form of finance --- for example: savings, equity issuance, etc.)

It's just flat-out unhealthy economically.

Anyway... if the flat tax and elimination of special carve-outs in the tax code was phased in over a couple of years --- I expect that 99%+ of everybody would be EXTREMELY HAPPY with the new very low tax rate... and housing would do just fine.

(Likely only certain corporations or individuals --- used to avoiding all taxes because of their use of extreme leverage and or other tax dodges --- would be doing all the carping....)
