Bobby : It cost to much to build new commercial real estate. The current stock of commercial real estate is a least 35% cheaper to buy than to build new ones. The glut of commerciial buildings from the 1980's is finially being rented at higher rents & remortaged at cheaper interest rates. In 1994/95 commercial real estate hit bottom [ie down 80%]. Even retail stores are doing better, along with office space. (I also own gold stocks, & need-less-say they are still getting filled with lead, & they the shooting hasn't stopped yet.) Ron
