here's the data:

15 yr at 4.43 and the 30 yr at 5.03 per bloomberg.

i suspect that the 15 yr was around 4.3 or so about 4 weeks ago. interesting that the fed cut the discount rate to 0.75 (a 25 bp cut) and many rates went up. the 10 yr note went from 3.09 to 3.55. i guess many people were hoping for a 50 bp cut.

well.... let me be so brave as to call these rates as the lowest the morts will go.

i suspect that if mort rates go up, then a lot more houses will get foreclosed upon. interesting how that works. seems that many people levered against equity (or no equity) in their real estate.

time will tell what will happen.

if someone else than me is reading this, then you should not give an validity to anything i wrote above. there is no foundation for an argument to take any financial or nonfinancial position.
