Looking to book some of my 2008/2009 profits specifically in the REIT preferreds and utility stocks by 4th QTR. I plan to move the proceeds into the NG and Midstream pipeline sectors. I an looking for both consistent dividend payers, relative low LT debt to annual Net Income, low valued (in-the-ground) hard assets and/or steady cash flow generation from on-going operations.
