thanks for the explanation. im super conservative so i have never considered an adjustable. i have also been fortunate to lock in at a good rate on a 15 year on my two home purchases in 1993 and 2001.

i suppose i would be open to an adjustable if i felt rates were going to be falling for a few years or if i was only staying somewhere for a few years. its just not something i have ever considered.
