Grace, I must say I m really impressed by your knowledge and thank you for sharing your brain with us. In evaluating today's housing market (bubble ? or not ) follwing would be helpful.

what % own more then half of their home ?
( not likely to default)
What % are on living on the edge ?
w. less then 10 % equity and and ajustable mortage ?

Median income of home owners vs median LOAN @ todays 30% rate?

i.e. if all adjustable rate were to goto 15 or 30yr fix can they still comfortablly make payments ? sort of like PE ratios in stks.
btw i am saving imporant links on the following thread feel free to contribute.
How real is this that ibond gives u more then 30yrs it's impossible. What does that tell you? That rates are too low or ibond will come down ?
