Thanks. I got a pm from another individual in the San Diego area and was told that prices are actually being bid up right now. My son is in LA and I thought it was astonishing the prices being commanded by what would be thought of as substandard housing in my geographical area (midwest).

My perception was that you could buy a duplex or even a fourplex in his particular area for nearly the same price as an "average" single family home.

I agree with you about waiting, though. I think he's having a problem with paying the equivalent in price for a small fixer-upper in LA for what would purchase "luxury" housing in our area. He's only been out there 2 years so I guess the "sticker shock" hasn't worn off yet. <g>
