Hi Black Swan,

Yes that sounds like the froth we went through.

I have a passion to be debt free.

When people told me I was crazy ,I paid my house off.

Yes there is a mortgage deduction - yes rates were historically low - I just stayed hard headed and paid it off.

Then came the 2008 credit crisis.

I took a 50% HELOC on my house and paid off my margin account.Dividends on the stocks paid the mortgage.

Allowed me to buystock at huge distressed discounts.Sold the stock and now am completely debt free.

Literally save my bacon - allowed me to sleep at night and ultimately made me some money.

Look at the truly wealthy - they are always conservative and most often completely debt free.

In fact, they keep a horde of cash for those rainy day big discounts i.e Warren Buffet.

It is part of wealth accumulation I believe.

Bob
