Don't get so excited Ted. Housing starts are up because the cost of materials and labor are so dirt cheap now that some people are building their dream houses, and the 8k tax credit has gotten some builders delusionally adding to the housing stock surplus - they're cockeyed optimists, like you.

BS. Housing starts are up because builders are starting to build.

We're nowhere near out of the woods, as you will see. SLC's unemployment rate in April was 5%.

No one said we are out of the woods. What I am saying is that housing prices are starting to bottom....housing is starting to bottom. The worse is over so long as the economy doesn't double dip.
