One was at 10, the other 8. At the bottom they were both at 5 (we bought it at 6). Now the one I kept is at 12.5 and the other, which I don't own anymore, is at 16.

The city historically has very low multiples because you don't factor price appreciation in a city which loses population every single year unless you aren't too bright.
