Interesting article on DLR and the emerging industry for Data Centers. One of the key take aways for me is the selling of special services other than space lease. This includes, power, dark fiber etc. Distributive power solutions will be huge and if/when their standard contracts change, new "electricity reselling" pricing could be a big revenue generator (ie. peak vs non peak time, contract usage minimums, and even possible deferred tax benefits passed to long term customers).

DuPont Fabros Technology was one I have looked at and they also sell some preferreds. Do you have any shares DuPont Fabros Technology, Inc. (DFT) -NYSE. Their preferreds are all above par.

I have been looking at the "Bloombox" as a distributive electrical play using NG as energy source but it is not really a value play.

Bloom Energy continues to gain traction for its fuel cell technology with major data center operators. AT&T said today that it will purchase an additional 9.6 megawatts of fuel cell capacity, which will make it Bloom Energy’s largest non-utility customer.

In addition to Bloom Energy fuel cells, AT&T has deployed nearly 3.9 MW of solar installations and works with external groups, such as the Environmental Defense Fund and Rocky Mountain Institute to investigate highly-scalable energy efficiency projects.
Maybe one or more of the Solar companies will help develop a "plug-in" module for the Data Centers.

It will be interesting to see how this plays out but I do not think the market has really priced in these different revenue sources into their valuation models.
