stwd- I am not going to comment on 'safely" I will just say that that they have done so for many years and that the principal has a lot of his own money in the company. They can generate more income from leverage and also for holding what is perceived a a riskier piece the pie. for example if you take out a second mortgage on your house you are going to pay more in interest than you would on a first mortgage. They also have actual real estate investments not just mortgages. mu- I think you correctly observe that their business has changed quite a lot and they are not subject to the same boom bust cycles in the past, not in the same way so the pe ratio should re rate at some point.
