Yes, I think it will, otherwise I'd be selling what I own. But then I'm an optimist (and a risktaker). As for Snowy Owl, you have indicated a couple of times on the MGJ thread that results are being delayed until the upcoming land sale is over. I have heard the same thing from some other sources and I believe your view on this matter is absolutely correct.
