Big problem with weak dollar, stagflation and rising long term rates this time out that we never had before entering this environment is this financially engineered bubble in coastal RE which is way overvalued, and so overleveraged with these toxic option ARM's.

Middle America will do okay with rising rents, incomes, costs of construction and competitive position for capital and business investment pushing up values and household net worth to at least keep up with rising rates and the loss of purchasing power of their dollar like in the 1970's. Some especially in the energy patch might thrive.
