Thanks Jim, you certainly do have a way of cutting right through the crap that slows the majority of us down.

I also enjoyed your real estate discussion with Slider over on SDII...once again I find myself in agreement with your position. Though the question remains as to how long the govt can keep the housing market propped up with
1)lowered lending standards
2)crazy appraisals
3)tax laws benefiting homeowners
4)home equity loan deductibility for some expenses
5)401K withdrawels for home purchases
