John, you said it twice as good as I even could! Also, I have been in business 25 years and still pay 9.25% for commercial money with a fixed term. That's the real world, so if IDX is getting it cheaper, they obviously have a good banker.

P.S. Anybody want to bet on the fights? I'll take Reno in 5 without a lnog boring TNK!
