Hi Rich - I think Novell should do both: (1) develop their real estate and (2) develop new revenue streams (ie. consulting services). Based on MS's review they see the following as an opportunity to expand revenue streams....

As customers reengineer their networks to provide Internet access and build Intranets, Novell has a significant opportunity to provide consulting service. The company has not historically pushed this business, but large customers are looking for more strategic input from Novell and other suppliers of networking products. Given the potential benefits beyond direct consulting revenue, such as more account influence, Novell plans to step up its consulting efforts but will be careful not to tread on its resellers' turf."

To implement such a program in not capital intensive! It's a cash flow generator. Use the new offices from the real estate to support the new consulting division. In the interrum (if necessary) rent space. There is no reason to not start agressively developing the consulting service side. Not tomorrow, Not next year...NOW!

The combined ROI of developing both the service business and real estate from the initial investment of required capital (for both) would be well over 20%. This is a no brainer.

Joe/Salah - Any idea what the ROI IBM gets as a result of supporting their consulting/service side. I bet it's huge!
