The other thing that is even harder to quantify is the quality factor.

I've often heard someone gleefully boast of how they bought their home 20 years ago at $XXX and today it's worth $YYY dollars. Then I ask them how much they spent on that addition and how much they spent on that new kitchen or the plumbing or the bathroom. When all is said and done, they usually don't seem as happy. <g>
