The home equity loans theoretically are based on the equity that one has in a property.

My surmise is that the companies decreased the home equity loans just as property values were said to be declining in the area.

You are so fortunate to have a good bank.

My actual bank, not the mortgage bank, is very good. I was in a couple of weeks and sat down to chat with one of the managers (known for 15 years). We were discussing the economy and mortgages. They in fact moved out of mortgages about 5 years ago and were very pleased they had done so.

I definitely will check the language-----there's likely a lot of clauses that aren't obvious.
