The objective in 2021 was to generate $250K in annual dividend cash flow, that objective was exceeded with $257K actually received.

The objectives for 2022 are as follows:

1) Continue growing the dividend cash flow to exceed $300K.
2) Focus on yields of 2.5% and higher. [*]
3) Use a 50% equity and 50% CEF buying strategy.

[*] The few low yields that still remain in the portfolio will only be added to if they beat and raise earnings expectations.

With this in mind, I sold a couple of low yield assets and added to six assets that met the yield requirement (2.5% or higher).

SOLD:

BLK .. 1.80% yield
UNP .. 1.87% yield

BOT:

EXD .. 6.95% yield (CEF)
ENB .. 6.91% yield
TYG .. 6.45% yield (CEF)
TU .... 4.36% yield
LEG ..4.08% yield
SLM . 2.92% yield

The six assets purchased, based on their position size, generate a combined 5.26% yield.

The sales generated $44K in cash and the buys just $12K as I added $2K to each position. The rest of the cash and the dividends hitting the account in the next couple of weeks are being reserved for earnings season which starts in three weeks.
