The May 12th oral arguments before the Appeals Court may amount to nothing. Some say that they might even be dispensed with or just take a few days. After that, we will have deliberations and that may take a few weeks to a few months. So perhaps by summer...
As much as I hate to say it, it's not over with the decision of the Florida Appeals Court. Either party can appeal to the Florida Supreme Court if I understand things correctly. I also believe that even if CCO loses the Appeal and then loses again in the Florida Supreme Court and the US Supreme Court, there is the inverse condemnation route after that. That is where the State would be risking an enormous financial judgement. The State should make an early fair offer along the lines that I have outlined to get the best terms and to do what is right.
