Bill - your advise may work if the partner does not engage in felony such as avoiding paying taxes for close to $100,000 in unreported rental income (that I know of but can be more) and other RE commissions and more. This conduct (income tax evasion) is directly related to the stock market, to difficult to explain on SI, but quite popular with RE types in NYC. In a nutshell if every one cheats then why not me??
