<more and more I am hearing the call to lower interest rates> Max, I honestly don't have the patience to play any interest rate sensitive stocks right now including the home builders. Bad news in any corner of the world in battle with interest rate stability here will make your stock behave like a pin ball regardless of its own fundamentals. I'm too much of a control freak for that (g). Sergio
