Zell has no idea whether long term rates back up in a major way. Cap rates usually average at least a couple of percent above the 10 year treasury so a long way to fall with little upside the next 7-10 years. Perhaps at this stage he has other aspirations. No doubt 'The Grave Dancer' is the true king starting from nothing in 35 years yet guys like Trump get the attention from the media..
