Hi Bruwin,

We have been doing a total demo, gut and remodel that is now exactly a year old.

Almost finished with Phase I and will start next year with phase II.

A major gutting of a 67 year old home I was raised in. Every wire and plumbing pipe has been removed and replaced.

All load bearing walls removed , three shoring walls supported as we replace the structure with a 45 foot steel beam and a 20 foot steel beam holding up the four bedrooms on the second floor.

Quite an experience, but now it is all but done (need final staining and second coat of paint). Siding and roofing will be delayed till next spring.

Glad to have as much done as we have accomplished. At 73 the work is taxing just doing the daily cleanup.

Will be super relieved when totally completed.

Get back to some hunting and car restoration.

Thank God I have dividend stocks, hoping they bump the dividend next year. Remodeling is expensive! You pay young strong men to demo your house, then pay a lot for the new expensive materials, and then pay big young men to rebuild it.

I'll take a break rest over the winter, save the dividends and go after it in the Spring.
