David, I didn't take the time to examine all the details of your analysis but I do believe using a 6% discount rate doesn't fully take into account the risk. Using such a low rate essentially says that you aren't demanding a premium to the super safe rates implicit in government-guaranteed long bonds. Considering my perception of the risk, I require a substantial premium. Using a range to include higher discount rates will change the results of your analysis dramatically as I'm sure you're aware. --Mike Buckley
