Yes, she's being too nice. I should have added a few choice words to my original message on this topic, so I'm glad you said that.

Just think.....if you have an agent who won't return phone calls, who can't be located, what in the hell is he going to do with the offers that come in?

When I had a signed offer on a property, I went thru every avenue available to reach the listing agent, and if the agent wasn't available, I'd call his broker and register the offer.

For all I knew, the uncommunicative listing agent was out taking other offers without knowing that I might have the best offer in the world for his seller. He's cheating his seller by not calling me, and I'm not serving my buyer if I don't turn over heaven and earth to get that offer presented.

Your relative needs to wonder what would happen if offers came in on her home, and no agent was around to receive them.

Language in our state's laws and regulations and the Realtor Code of Ethics could help fry an agent like that. I'm sure similar regulatory language is applicable in your relative's state.

Always remember this: The broker owns the listing, not the agent. The broker is liable for penalties for the agent's crapola. The broker cares--or should.
