Don't worry about average percent declines in real estate...the trick is to be patient and find what you want being sold by who you want (distressed, highly motivated sellers). You should be able to get 30-50% below "normal" market value with hard work. I'm thinkin there will be a few years of deals, but you need to get out there and learn the market
