duke60, your observations are correct historically.....and you raise a good point......although we can only hope it occurs this way in the future....b/c it would allow time to get out......we have never had a market like the last 15 yrs.....so the outcome could be faster..... as alluded to earlier in the thread some people may run for the doors....those individuals that are used to these egregious returns as of late.....they will be in shock when the portfolio doesnt move over time....which corresponds to historical bear mkts....or if it goes down sharply.....i think there will be some boats on the market and a lot less people studying zen and consulting from the caribbean....ha....as well as a decline in second home purchases......i havent done this but it is close to home....i know a couple of people with 7 figure port's that have taken a 100,000 to 200,000 off the table....not even all of their one yr 30% return to buy a second home.......ha..... fwiw, lars
