I wasnt denied exactly, but certainly if a bank is seek low hanging fruit to refinance. zillow is a great weeder out in the process. if I wished to pursue it, i would have to take my chances on the appraisal coming back higher and whims of the bank at the time. Decided I wasnt going to go through the hassle for what turned out to be 3/8% saving.

I think the banks are making it very difficult to refinance. Everything has swung back the other way.......way, way too conservative.
