Makes you wonder how the owner will make a decent return on total investment on the back end when you consider total cost probably near $90-100 psf and where rents from a tenant mix tied in large part to housing related business's squeezed on all sides are headed

and who knows what the soft costs are

with cap rates at historic lows i'm sure the investor believes he'll make a tidy sum on the sale, but i'm really perplexed at how this guy is making the numbers work on a pro forma basis
