We don't use contracts in CA.
How does that work?



Seller and buyer sign a contract (sometimes called a "Land Contract" - wonder why?) agreeing to terms for payment, i.e., down, monthly payments, late fees, etc. Contract is recorded to put the world on notice that buyer is not the legal title owner. Once all contract terms are complied with - i.e. full payment - the seller issues a fulfillment deed which is recorded and gives the buyer title.
