Hi Ish, found yet another potential house. Two story, brick, split foyer, two fireplaces, five bedrooms, three bathrooms, living room, dining room, rec room, utility room, two-car garage, generous sized rooms, half acre lot, just about a mile from all the schools I want my kids to attend, and a big shopping center for them to walk to, and less than half mile to the Jewish Community Center, which has a nice pool, and has family memberships, and doesn't discriminate against non-Jews.

The owner is a real estate agent who paid $225,000 on 3/31/99. He says it was a rental and all trashed out. He has completely redone the kitchen, new appliances, new cabinets. When I say he, I mean he is acting as general contractor, he has actual contractors doing the work. Stripped all the hardwood floors, repaired the sheetrock, new paint in every room, crown moulding, chair moulding, new toilets, new sinks, re-tiled the bathroom floors, and the showers, turning the carport into a two-car garage, building a brand new deck with 4x4 uprights, re-laying the bricks in the patio.

He's asking $315,000. I'm offering $290,000, and asking him to pay $5,000 in closing costs.

What do you think?

BTW, he hasn't put in new furnace, central a/c or water heater, those are original. And I think there is no new wiring. The place was built in 1965. I think other than the appliances, all changes are cosmetic. But it looks structurally sound, and we have a home inspection contingency.
